How many home have you personally sold in 1995 and 1996?

I want to make sure that the agent I select has a strong personal sales track record. Show me you have the skills, knowledge, and experience to get me the results I want. How many transactions have you personally (not your company, you specifically) completed in each of the past 3 years? How many so far this year? How does that compare to the industry averages in the area?

How many buyers did you represent exclusively in the past 6 months?

I want an agent who knows how to find me a home! How many buyers did you represent? Do you have dozens of buyer and seller references I can call? I want extraordinary service. What do your clients say about your business and personal skills? Can you provide me with the names and phone numbers of at least two dozen buyers and sellers, in addition to written testimonial letters?

How well do you know the neighborhoods?

How long have you lived in Berkeley? What can you tell me about the different neighborhoods? Which neighborhood do you feel would be best for me?

What approach do you take to determine your client's needs? How will you find me the house?

I want an agent who knows how to listen to me to find me the home I want? How do you determine my needs? How will you use advanced features of the Multiple Listing computer to find me the right home?

How will you protect me?

I want to make sure I'm protected in my sale. Will there be thorough documentation of all transaction details? Please show me a sample transaction log. Do you have your own 800 number for my convenience so I can call you toll free if I'm in a different area code? Do you have your own personal FAX machine to make sure all communications are kept confidential? Do you have an E-Mail address so I can communicate with you instantaneously?

I want full-time professionals working for me. Have you been certified by the National Association of Realtors as a Residential Specialist? Are you licensed as a Real Estate Broker by the California Department of Real Estate?

What have you done to advance the professionalism of the real estate industry?

I want a well rounded Realtor working for me. Have your peers recognized your expertise by inviting you to speak at real estate conventions? Have you written books and articles on real estate?
